39 Cambridge Road

Located in Bellerive, on the corner of Cambridge Road and Clarence Street, this project was for the construction of thirteen residential apartments, along with ground floor commercial space in a prominent location facing Kangaroo Bay.

The site had remained undeveloped for a number of years, supporting only a partially demolished office building. There were calls from the local community that the site should be redeveloped.

Ireneinc were engaged to assist in preparing a development application, along with JAWS Architects. This process involved numerous meetings with Council staff, project engineers and architects to ensure a design that responded to the unique characteristics of the site, being a relatively narrow corner block in a prominent location. This process involved reducing the height and scale of the building, by pushing the upper level back, to respond to surrounding buildings and the site constraints.

Additional negotiations were required with respect to car parking provision. Ireneinc and Midson Traffic successfully argued for a reduction in the on-site car parking requirement, based on the key location of the site in proximity to alternate transport options, services and facilities, including the new ferry, providing daily crossings to Hobart CBD.

This process was successful and a planning permit was granted in 2023.
