This project was for a 13-storey, 5-star hotel which has been in development since 2017.

Ireneinc were engaged in 2019 as a core consultant, along with X-Squared Architects. A number of different design iterations were put forward during this time, before in-depth consultation with Hobart City Council, stakeholders and consultants resulted in a revised proposal which was finally approved in November 2022.

A number of key planning and urban design considerations were overcome, including height and heritage controls to ensure the building was compatible with height of adjoining buildings and respected the heritage character of Sullivan’s Cove. This result in a number of core design changes, as referred to previously, including a complete redesign of the external façade of the building, along with the introduction of a podium element, which grounded the building within the surrounding built form and heritage context.

The Hotel will provide up to 152 luxury rooms once complete, along with conference facilities, guest amenities (incl pool, gym and spa) and a restaurant and café. Situated on the edge of the Hobart CBD and within Sullivan’s Cove, the proposal is perfectly situated to provide guests with access to many of Hobart’s primary tourist drawcards.
