20 Barrack Street

Located in the central business district of Hobart City, this proposal for a mixed-use development comprising of fifty-six apartments and three commercial tenancies was approved under the co-ordination of Ireneinc.

The report required consideration of several development standards and code discretions, including potentially contaminated land, parking and access, and historic heritage. Given the location of the proposal within the Central Business Zone, the application provided an opportunity for infill development reflective of the desired outcomes of the Central Hobart Plan.

Due to the overall massing of the project, an urban form analysis formed a critical component of the application package. The analysis was able to demonstrate that the building, including its façade, setbacks across the upper levels, fenestration, and materiality, was carefully designed to be compatible with the existing urban form.

The application also considered the importance of retaining the existing heritage listed sandstone wall along Barrack Street. With this in mind, our team worked diligently to incorporate these essential considerations into the final proposal, ensuring that the site’s unique character was protected.
