bicheno golf course

This project has been developed as a joint venture between Bicheno Golf Club and the developer to facilitate the expansion of the Bicheno Golf Club by subdividing a number of small lots on the balance of land. To achieve this a rezoning of the land was required and an amendment to the Scheme to incorporate a development plan for the site.

The ambition of the Golf Club is to improve the facilities to become a 18 hole Links style golf course. The sensitive location of a links golf course and its setting within a coastal environment poses a significant range of planning issues which needed to be addressed. Specifically, the design of the development required careful consideration to the environmental values of the site, and assessment of the risks associated with fire and climate change, as well as the visual impact of any development.

Furthermore, as the site is located on the East Coast of Tasmania, on the outskirts of the small town of Bicheno a solid understanding of the demographic and land supply issue was essential to demonstrating that further development of residential land in this location was strategically sound.
