Subsequent to the approval of the development for the Liverpool Street site the developer purchased the historic ‘Odeon’ theatre on the corner of Watchorn and Liverpool Street increasing the scope of the proposal. Ireneinc Planning were again engaged to prepare a planning assessment and to co-ordinate the documentation for the development application.
The development proposed is for a 12 storey inner-city office building with over 33,000m2 in floor area with office, retail, restaurant and parking components. Further extensive investigations of the ‘Odeon’ site were undertaken for archaeology, heritage, traffic and environmental for the application.

This proposal further improves urban amenity in Hobart with increased area of public atriums in the building form, more pedestrian linkages, active street frontages, relocated vehicle access to Watchorn Street, and providing infrastructure to support bicycle use. The proposals treatment of the ‘Odeon’ reconstructs the historic frontage to Liverpool Street, while including contemporary insertions into the elevation to Watchorn Street to reinvigorate the street.

The design uses contemporary materials and architectural finishes and exhibits a high level of sustainable building initiatives that will make this an exemplary development within Hobart.
